The real estate investor was short on capital so the crew at Hard Money Bankers thought of a creative way were they could lend all the money for the project and than split the proceeds on the resale of the property. The property was purchased in the middle of January and resold for a $40K profit at the end of April 2012. HMB and the real estate investor both walked with $20K+ in 3 months.
