Never Quit
When things go wrong as they sometimes will,
And the road you tow seems all up hill,
When the funds are low and the debts are high
And youâd like to smile but you have to sigh,
When fear is pushing you down a bit,
Rest if you must, but donât you quit.
If youâve ever watched any of the house flipping shows on TV, you probably know that rehabs can get a little hairy. Theyâre unpredictable. Theyâre chaotic. Theyâre stressful. Construction projects often do not go according to plan.
One of my current projects is a case in point. Over the past 2 weeks Iâve had construction delays, fired contractors, faulty materials, botched delivery times and moments that left me contemplating lighting a match (just kidding).
The lost time resulting from theses setbacks has been my largest cause of stress. Lost time is a problem. This time of the year it can be a big problem.
Weâve entered the fall market and properties are moving. Buyers are planning for a new home before the end of the year. With more competition, chances are better that Iâll get multiple offers and higher prices in the next few weeks than if the house sits until next year. The rehab has to be done
In addition, my finance costs accumulate daily. My expenses are not limited to the material and labor costs of the project. Every day the property sits, thereâs less profit on my bottom line.
Lucky for me, this is not my first time to the rodeo. Iâve been through it before. And I know the stress these projects can cause. I also know the profits that they yield are worth the distress.
A trick Iâve used to help me calm my nerves and stay focused on getting the job done is the use of support materials. Whether itâs a picture or a poem or a phrase, support materials help you remember the why in what youâre doing.
One of my favorites goes like this: âObstacles are those things you see when you take your eyes off the goal.â
Keep your eyes on the goal. Everything else is just a distraction.
